Murphy Real Estate has been in the real estate business since 1923. In that time the technological, legal, and communication aspects of real estate have changed dramatically. One thing that hasn't changed is that a real estate transaction is one of the most important and most expensive purchases that most people ever make. Consumers do not make that decision lightly and they are rarely, if ever, convinced to purchase a residential property that they can't envision as “their home.” Therefore, it follows that real estate brokerage is not really a “sales” business (because consumers can't be "sold" a house that doesn't fit their needs). Comparative Market Analysis ---
In today's increasingly competitive market place, it's extremely important to be priced correctly. If your price is too high, your house will sit on the market for an extended period of time while you pay mortgage, property taxes, utilities, etc. ---- and possibly delay your next move. If your price is too low, you're losing money. We do market research to find similar houses that have sold and also houses that are currently on the market with which you will be competing for buyers. We share all of this data with you so that together we can accurately set a price that is fair and competitive in the marketplace.

Multiple Listing Service ---
The vast majority of property sales take place with a seller using a “seller's agent” and the buyer using a “buyer's agent”. The Multiple Listing Service facilitates this dissemination of information as well as an offer of compensation for other agents to show and sell your property.

We enter your listed property into the Central New York Information System (CNYIS). This is a real estate database of properties available for sale which is shared by Realtors throughout the Central New York region. When you list your home through Murphy Real Estate, we use modern technology to market your home not just locally, but regionally, throughout New York State, nationally, and worldwide.

Internet Marketing ---
According to the "2007 Survey of Home Buyers and Sellers" compliled by the National Association of Realtors, 84 percent of all home buyers used the internet as part of their home search process in 2007. Murphy Real Estate utilizes display advertising in local and regional newspapers as well as advertising in regional real estate guides and magazines. These print media publications are distributed throughout our regional market area.

Open Houses ---
Holding open houses is a high traffic method of generating prospects for our listed properties. We will coordinate a schedule to fit your needs so that your home can be held open on a periodic basis for the buying public to view. We don't require that your home be held open but we encourage it because we have found that a significant percentage of the buying public prefer to view properties in this fashion and open houses do account for a large number of our home sales every year.

Television Advertising ---
Murphy Real Estate has consistently used television advertising on both real estate specific channels and on general program channels as part of our overall lead generation plan. We currently run over 50 television spots per week through Time Warner on channels such as: MSNBC, ESPN, Lifetime, The Golf Channel, Entertainment Channel, News 10 Now, The Weather Channel, FOX, CNN, HGTV, Yes Network, and Comedy Central. This type of high exposure advertising generates a high volume of leads into our office and is an intrregal part of our Multi-Media Marketing System.

Because Murphy Real Estate has been part of the local business community for over 80 years, we maintain a mailing list of thousands of past customers, clients and future prospects. This extensive database provides many potential buyers on an ongoing basis.

Broker Contacts and CRS Referral Network ---
The brokers and agents at Murphy Real Estate are dealing on a daily basis with real estate buyers, sellers and renters, as well as numerous real estate related professionals. These contacts often become the source of the buyer who is "just right" for your home. We also reach out nationally through our membership in Certified Residential Specialist (CRS) referral network, the Graduate Realtor Institute (GRI) referral network, and the New York Living Network referral system.

Month-To-Month Listing Agreement ---
Almost all real estate firms require a long-term commitment from their sellers when they take a listing..typically six months to a year. At Murphy Real Estate, we are so confident that our Multi-Media Home Marketing System will work for you that we don't require a long-term contract. We agree to list your property on a Month-to-Month Listing Agreement. Not that we expect it to happen, but if you are unhappy with our performance you can end the listing with a simple 30 day written notification.
